Grenada National Resort: 2024 Q4 Construction Update

Grenada National Resort (GNR), developed by Heng Sheng Group (HSG), is the largest Citizenship by Investment (CBI)-approved project in Grenada, setting a new benchmark for luxury tourism and residential investment in the Caribbean. Spanning more than 400 acres in the northern Levera part of Grenada, GNR will feature world-class amenities, including 500 ocean-view suites, an 18-hole golf course, a casino, an amusement park, helipads, and a yacht marina.

Key Milestones

The fourth quarter of 2024 was characterized by significant progress across the construction site. In October, HSG’s engineering teams completed the demanding screw pile foundations for both the casino and Tower 2. Construction moved swiftly forward, with major structural advances in the hotel lobby and podium, culminating in 40% completion of Tower 1’s superstructure. To maintain this momentum, the ninth shipment of steel bars and core materials arrived and was efficiently integrated into the build, supporting continued vertical construction.

Commitment to the Local Community and Environment

HSG partnered with Grenadian laboratories to conduct rigorous materials testing and submitted up-to-date environmental management plans to the Ministry of Climate Resilience. The company also continued to help clear and reconstruct the local area in the aftermath of July’s hurricane.

Design Advancement

In November and December, attention shifted to refining designs and ensuring compliance. HSG’s teams finalized detailed plans for landscaping and podium steel structures and undertook comprehensive design reviews to maintain the highest engineering standards.

Regulatory Oversight
Throughout the quarter, regulatory bodies—including Grenada’s Investment Migration Authority (IMA), the Planning and Development Authority (PDA), the Ministry of Climate Resilience, the Environment and Renewable Energy, and the Citizenship by Investment Unit (CBIU)—conducted regular site inspections, offering valuable input and confirming adherence to all regulatory requirements.

Looking Ahead to 2025

With core structures completed and support systems in place, GNR is well-positioned to enter the next phase of large-scale finishing works in 2025. Thanks to strong foundations, efficient supply chains, and enduring community partnerships, the project is set to deliver a new standard of hospitality, resilience, and collaboration for Grenada in the year ahead.
