Grenada National Resort: 2024 Q3 Construction Update
Grenada National Resort (GNR), developed by Heng Sheng Group (HSG), is the largest Citizenship by Investment (CBI)-approved project in Grenada, setting a new benchmark for luxury tourism and residential investment in the Caribbean. Spanning more than 400 acres in the northern Levera part of Grenada, GNR will feature world-class amenities, including 500 ocean-view suites, an 18-hole golf course, a casino, an amusement park, helipads, and a yacht marina.
Structural Progress and Phase II Design
The third quarter marked an impressive phase of construction progress across the Grenada National Resort site. Major milestones included the successful completion of the golf clubhouse’s primary structure and embedded mechanical systems, as well as the installation of 85 additional screw piles to ensure foundation stability for future development. Work on the hotel lobby advanced rapidly, with the foundation and approximately half of the main podium structure now completed.
Alongside these construction achievements, the GNR team advanced key elements of Phase II design. Detailed plans were finalized for the hotel lobby and the casino’s integrated steel framework, setting a high standard for the resort’s architectural identity and future guest amenities. These combined efforts are paving the way for the next stage of development, reinforcing GNR’s commitment to quality and innovation throughout the build.
Hurricane Recovery and Community Support
The Levera region was severely impacted by Hurricane Beryl, which brought powerful winds, intense rainfall, and extensive flooding to northern Grenada. In the immediate aftermath, HSG mobilized cleanup teams and heavy equipment to swiftly clear resort roads and assist public recovery efforts — working closely with local authorities and residents to reopen vital routes between the project entrance and the beach, ensuring that both workers and local families could resume travel and daily activities as quickly as possible.

HSG further contributed to hurricane recovery by donating essential materials such as bricks, concrete, and colored steel roofing tiles for local reconstruction. Technical support and logistical coordination were provided to aid the repair of homes and public facilities, while emergency relief supplies were distributed to families in need. HSG’s involvement extended beyond infrastructure, with representatives participating in community meetings, supporting relief events, and arranging temporary accommodations for those affected by the storm.
Apartment-Hotel Units
During the third quarter, GNR finalized conceptual designs and visual renderings for its upcoming apartment-hotel units, paving the way for new investment and marketing campaigns. At the construction site, pile foundation testing was successfully completed for the hotel tower, and the latest golf equipment underwent rigorous inspection and installation. These milestones reinforce HSG’s commitment to maintaining construction quality and enhancing the future guest experience.
Strengthening Project Coordination
Throughout the quarter, close coordination continued with local authorities—including the Grenada Investment Migration Authority (IMA), the Planning and Development Authority (PDA), and the Citizenship by Investment Unit (CBIU) — as well as with leading design and marketing professionals. This collaborative approach has strengthened the project’s operational and administrative framework, ensuring that GNR is well positioned for the next major phases of development.
